This is a well-kept 1950s era GI bill home. It has been my primary residence and a rental for over 25 years. I always dreamed of developing it, but realize I do not have the skill set to move the project forward. The lot is already zoned R-4 and contact with the city by various people let me know that it has many possibilities. The lot is land-locked but Tempe says that an easement is possible for keeping the house and building in back, up to 40′. It will hold five units, or more. I live in CO now and don’t want to manage this property any longer. I love my home and hope to sell it to someone who will do something wonderful there. It may include razing the home, but until then, it’s an easy rental if you pick the right people. The renter who is in there now is a great person.I limited the space to reduce liability and use two rooms for my storage. The backyard is almost completely flat and ready to be developed with anything the city will approve. There are many infill projects in the neighborhood. I’m not interested in selling this home as “just” a single-family home due to the zoning and potential. Im also in no real hurry to sell it as it is an easy moneymaker. I’m just tired of being a landlady from a different state and have lost the desire to build or to live near ASU in my elder years.
